Cost breakdown
1. Prep
Prep is the single most important factor in determining the cost of your paint job. A house that has been properly prepped to paint has been power washed to remove all of the surface level dirt and then any peeling paint has been scraped, sanded, and primed. While it is time consuming, hand-prep, as opposed to removing the peeling paint with the power washer, ensures you have an even surface for the paint to adhere to while protecting the wood from being damaged by the high pressure of the power washer. Prep is the deciding factor in how long your paint job will last.

Normal Prep
Having a few spots scattered is typical in homes that are ready for a new paint job. Getting your house protected before heavy prep is necessary, can be the difference in a 5 year paint job and one that lasts 7-8 (one coat). this home required only 5 hours of prep and was less than 10% of the total project cost.

Heavy prep
This is a home that probably should’ve been painted 4-5 years prior. With over 20 hours of prep, we were able to save all the wood and 2 coats and 6 years later, the paint is still holding strong with no peeling or fading. This is why getting your home painted before prep is needed is so important as this family could’ve saved over $1500 in prep cost.
2. Coats
The number of coats you choose for your house will also affect the cost greatly, as well as how long your paint job will last.
One Coat: A one coat job is suitable for homes with light-medium prep and keeping the same color. With proper prep, you can expect this paint job to last about 5-7 years before it begins to fade and peel.
Two Coats: A two coat job is required for any project that has a color change or recommended for a home with heavy peeling. The additional coat will make the whole paint job much more durable and you can expect it to last 10-15 years and the best part- with all the power washing, prep, and set up out of the way, the second coat is much cheaper (as low as 50% of the cost of the first coat) so you can get a long lasting paint job for a fraction of the price.

1 vs 2 coats
Here is a patch on a home being stained. There’s only one coat at the top and you can see how much thinner it is than the two coats at the bottom. On top of the obvious visual improvement, this is going to soak much deeper into the wood, prolonging the life of the structure greatly.
3. Terrain and Safety
The last major determening factor for the cost of your paint job is unique to every home. A home with no obstructions, easy ladder placements and little to no roof work is much cheaper, safer, and easier to paint than homes with steep drop offs, extensive roofwork, and lots of landscaping.
We prioritize the safety of our workers so working around these obstacles takes additional time to ensure the proper precautions are made such as taking the time to set up a harness anytime when working on the roof or using a ladder/pivot combo for uneven terrain.

Difficult terrain
Here’s a home we did with challenging ladder placements due to terrain. As you can see, the large windows on the right provide no safe place to place a ladder making the painter have to put on the safety harness, place the ladder on the roof line and carefully reach deep underneath to get the underside of the eaves.
