The largest determining factor on the cost is going to be how many line items are on the bill. For example, “I’d like to have 3 bedrooms and a hallway painted.” is something we hear all the time, but do you just want the walls done? How about the closets, doors, trim, windows, or baseboards? Being thorough in deciding what needs done and what doesn’t can mean the difference in a $300 one coat on the walls room and a $2000 vaulted ceiling, everything included living room.

 

Prep

A properly prepped room means gauges, dings, and nail pops are spackled, sanded and primed prior to painting as well as all seams on windows, doors, trim etc are caulked. Priming after patches is crucial for reducing flashing. Prep is typically only about 10% of the painting cost.

 

Coats and Color

Painting one coat on a wall is cheaper than painting two (duh). However, if you are looking to change the color, two coats is necessary to ensure proper coverage and color. The price of a second coat is dependent on the circumstance, but is typically close to only 50% of the cost of the first coat, as prep and set up have already been done.

High-end kitchen example

Kitchens are one of the more expensive rooms to paint as there are so many different obstacles to work around and requires a lot of slow-moving brushwork. This kitchen needed only one coat on the walls and one coat on the baseboards, but due to cutting around all of the cabinets, windows, and everything else it cost about $1500.
